You don’t need specific planning permission to build a garden room in Scotland, as long as it meets the following conditions:

Garden rooms must be single story and have a maximum height of 4 meters for a pitched roof or 3 meters for a flat roof
If the garden room is within 2 meters of the property boundary the whole building must be less than 2.5 meters high
You can only build up to 50% of the total area of your garden
You cannot build infront or to the side of your house
Listed buildings will need planning permission for a garden room
