You don’t need specific planning permission to build a garden room in Scotland, as long as it meets the following conditions:

  • Garden rooms must be single story and have a maximum height of 4 meters for a pitched roof or 3 meters for a flat roof
  • If the garden room is within 2 meters of the property boundary the whole building must be less than 2.5 meters high
  • You can only build up to 50% of the total area of your garden
  • You cannot build infront or to the side of your house
  • Listed buildings will need planning permission for a garden room

Building regulations must be adhered to if the garden room is over 30m2. If the garden room is less than 15m2 building regulations will usually not apply.

Garden rooms can be expensive due to the fact that they must be designed and built with materials that meet building regulations. Modern garden rooms are built to last, meaning they are a permanent structure that use concrete foundations just like a house.

You can use a garden room as a living space, which means you can sleep in it occasionally, however if you want to actually live in a garden room, planning permission will usually be required.

Yes, depending on what it will be used for and what size it is, you can build a room in your garden and may not even need planning permission.

Most people in the UK would consider a garden room a great addition to their home, as it adds an usable outdoor space that is also protected from the outdoors. Garden rooms are a versatile space that can be used for a number of purposes like a home office, outdoor dining room, gym or studio.

One of the most popular garden room sizes at the moment is the 15m2 compact garden room. You don’t need planning permission in most cases and you get a decent sized outdoor space that you can enjoy with family and friends. If you need something a bit bigger and don’t mind applying for permission, a 30m2 garden room could be just what you are looking for.

Garden rooms are constructed to be permanent structures, and as such they should easily last 25+ years. Most will last 40 years if looked after properly with regular maintenance.
